Highly Recommended

351Implementing a Plan for Revisions to an Existing Factory

In other words, the process is about the same as in designing and constructing a new building, only on a much smaller scale. Quite often consultants will be needed, and in many cases an A& E firm will be hired to do some of the design and coordination. In many cases, a new building was lower in cost than the same area available by adding a mezzanine to an existing facility. This is one of the reasons for making in-house plans and estimates,

104 Layout Techniques and Aids

There are various methods of representing the plant to assist in layout design. These include drawings, cutouts, block models and piping models. Cutouts are a two-dimensional (2D) layout aid consisting of sheets of paper, cardboard or plastic which represent items in plan, whether whole plots or items of equipment, and are overlaid on the site or plot plan, as the case may be. The other main physical aids are 3D. Block models are very simple models made from wood blocks or the like which show the main items of equipment and are used to develop plot and floor plans and elevations. Piping models include the pipework, are more elaborate, and

Site Plans and Major System Drawings

Available copies of site plans of the entire facility should be obtained and studied for the purpose of identifying the location of each area to be addressed in the study. Distribution system and central plant schematic diagrams and equipment schedules should also be obtained to provide a general understanding of those systems. Particularly valuable before embarking upon a site visit are equipment schedules for energy intensive equipment. Reduced scale floor plans are often a useful aid in preliminary study work (for example, to keep notes on locations of equipment or to assist in compiling lighting inventories). If these are available, they should be collected and distributed to the study team in advance.

445 Costs

Once design documents are past the schematic approval stage, it is time to develop them to the point when.1 specific materials selections and systems components are selected. Cost estimates need to be developed from the entire set of drawings including scale floor plans and elevations. We can now use actual area information along with lists ol' major equipment in order to determine how the decisions made during design have influenced costs, and to check current construction cost information relative to our earlier projections. For example, if (he costs appear to be 7 over budget at the 50 design development point, reductions can be designed into the final documents. With computer stretch and auto-dimensioning functions, one can easily make area changes. Each subcomponent shown on the plans and specs should be accounted for in this estimate. Figure 4.19 is an example of a 'Lwarehouse-rype factory building estimate, which is representative of the low end of te mology and cost. Figure...

In addition, where appropriate, a schematic floor plan of prototype occupancies should be developed indicating the recommended number of control zones. All plans, diagrams, and schedules should be compatible with the latest CAD-type software package and delivered in electronic and reproducible media. In essence, the 30 submittal should be sufficient for confirmation of feasibility study assumptions based on complete definition of all new systems, existing systems, modifications, and control strategies.
